Property for Sale in Oba, Alanya: Apartments and New Developments

Oba is usually one of the first neighbourhoods people look at when planning a move to Alanya. The district has a large state hospital, private schools, shopping centres, the new Alanya Municipality building and modern residential areas. The sea is close, the city centre is only a short journey away, and most everyday errands can be handled without leaving Oba.

This page lists current apartments for sale in Oba, including furnished resale homes, new-build apartments, off-plan property, garden duplexes, penthouses and larger family homes. Below, we explain the difference between Lower Oba and Upper Oba, the types of property available and what affects apartment prices in this part of Alanya.

Where is Oba in Alanya?

Oba lies just east of Alanya city centre. The nearest streets are around 2–3 kilometres from the historic centre, although the exact distance depends on the address. The southern part reaches the Mediterranean coast, Tosmur sits to the east, and the northern streets rise gradually towards the Taurus Mountains.

The D400 coastal road and Alanya's ring road both pass through the district. Local buses run from Oba to the city centre, Cleopatra Beach, Tosmur, Kestel and Mahmutlar. Gazipaşa–Alanya Airport is roughly 40 kilometres away.

Oba covers a large area, so two apartments advertised under the same district name can have very different surroundings. One may be five minutes from the beach; another may be in a new residential area closer to the mountains. You will often see the terms Lower Oba and Upper Oba in property listings. These are familiar local names rather than separate official districts.

Lower Oba and Upper Oba

Lower Oba is the coastal part of the district. Its residential streets have been established for years, with hotels, restaurants and local shops mixed in among the apartment buildings. Many homes are within walking distance of the beach. There is very little undeveloped land left near the coast, so much of the property for sale in Lower Oba is in completed, lived-in complexes.

Upper Oba begins above the ring road. The road is the usual dividing line between the lower and upper parts of the neighbourhood. Development started later on this side, which is why there are far more new housing projects. High-rise towers are not built in Oba; buildings are limited to five storeys. Upper Oba has smaller apartment buildings as well as larger developments made up of several blocks. As the land rises towards the mountains, fifth-floor apartments can have open views across Alanya, the Taurus range and, in some buildings, the sea.

The beach is farther away from Upper Oba, and that is worth knowing before choosing an apartment. Walking down is manageable, particularly for anyone who enjoys a long walk, though making the trip every day can become tiring in hot weather. A car, motorbike or three-wheeled scooter makes day-to-day life easier. These small vehicles are common in Alanya and are widely used by people living in the higher parts of town. Upper Oba, in return, offers a much wider choice of new apartments, modern residential facilities, open views and developer payment plans.

Why families often choose Oba

Once a family starts looking for a permanent home, distance to the beach is rarely the only question. Schools, healthcare and the time spent travelling across town begin to matter just as much.

Upper Oba has one of the widest selections of schools in Alanya. TED Alanya College is a private Turkish school covering education from preschool through to high school. Bahçeşehir College places strong emphasis on English, science and modern learning programmes. American International School of Alanya teaches in English through an American-style programme. There are also Turkish state schools, nurseries and private education centres in this part of Oba.

Oba is also home to Alanya Eğitim ve Araştırma Hastanesi, the city's large public teaching and research hospital. Private medical centres, dental clinics, laboratories and pharmacies operate nearby. For a family with young children or older parents, being close to this part of town can matter more than a swimming pool or a sea view.

Shopping and everyday life

Oba is one of Alanya's better-developed shopping areas. Alanyum shopping centre, Metro hypermarket, Koçtaş, Tahtakale, large supermarkets, furniture shops and electrical retailers are all in or around the district. For daily shopping, residents use the smaller supermarkets, bakeries and greengrocers found along the residential streets.

Alanya Municipality moved to its new building in Oba several years ago. Municipal departments and public-facing offices moved with it, so people from across Alanya now come to Oba to deal with local taxes, paperwork and other council services. The move has made Oba an important administrative part of the city as well as a residential one.

Cafés and restaurants stay open throughout the year. There are family-run Turkish restaurants, coffee shops, bakeries, breakfast places and plenty of international food. Winter is quieter by the coast, but the choice does not disappear when the summer season ends.

Monday is market day in Oba. It is a large, busy local market selling seasonal fruit and vegetables, fresh herbs, olives, village cheeses and spices. Other rows are given over to clothing, household textiles, kitchenware and practical items for the home. Towards the end of the day, sellers are often more willing to reduce the price of produce they would rather not pack up and take back.

Oba Beach and the seafront

Lower Oba has its own beach, known as Portakal Plajı, or Orange Beach in English. The name makes sense once you know the area. Oba was once well known for its orange groves, and a number of citrus gardens can still be seen between its residential streets.

Keykubat Beach approaches Oba from the direction of the city centre. It begins near Alanya harbour and follows the eastern side of town, meeting the Oba stretch of coastline. A walk along the seafront takes you naturally from one beach area into the next.

The D400 runs between the homes and the sea. Pedestrian underpasses and marked crossings provide access to the beach, and apartments on the first and second lines are usually only a few minutes from the water.

The shoreline changes along the coast. Some sections have sand, others have fine pebbles, and flat rock plates can be found in the water in places. It is worth checking the stretch of beach nearest to a particular apartment, as the entry into the sea is not identical everywhere.

A wide promenade follows the coast. In the morning, people run or use the outdoor gym equipment. Families come out during the day, and the seafront becomes busier again in the evening. There is a cycle lane, sports courts, small parks and plenty of places to sit by the water. As you follow the promenade towards central Alanya, Kızılkule slowly comes into view. The Red Tower is one of the city's best-known landmarks, and each step towards it takes you closer to the harbour and the centre.

What property can you buy in Oba?

Anyone planning to buy an apartment in Oba should first decide what type of purchase suits them. The market includes completed homes, recently finished buildings and off-plan developments. Two properties only a few streets apart may differ considerably in size, facilities and payment terms.

Completed buildings are more common in Lower Oba. The resale market includes furnished 1+1 apartments, roomy 2+1 and 3+1 homes, garden duplexes and penthouses. During a viewing, you can see the actual condition of the building, the communal areas and the outlook from the apartment rather than relying on plans and renders.

Most new developments are found in the middle and upper parts of Oba. Buyers can choose from 1+1 and 2+1 apartments, garden duplexes, penthouses and larger layouts made for family living. If you are searching specifically for a new-build apartment or penthouse in Oba, this is where much of the current choice is concentrated.

Developer apartments are normally delivered with a finished kitchen, bathroom fittings, internal doors and flooring already installed. The exact specification varies from one project to another. Buying earlier in the build usually gives a better choice of floors and layouts, and many developers divide the cost into interest-free instalments during construction.

What affects property prices in Oba?

Oba is close to central Alanya, and very little building land remains near the coast. New projects in Lower Oba are therefore uncommon. Prices are supported by proximity to the beach, schools, the hospital, shopping centres, municipal offices and the city's main business areas.

There is more available land in Upper Oba, though larger developments need sizeable plots, landscaped grounds and communal facilities. Swimming pools, sports areas, parking, security and the space between blocks all affect the final price of a new home.

Distance from the sea, the part of Oba, building age, construction quality, floor, view and layout also matter. Two 2+1 apartments in Oba may have quite different prices. One could be in a completed building near the beach; the other could sit in a new development with extensive grounds closer to the mountains.

Property in Oba for rental income and investment

Rental demand in Oba continues outside the summer season. The hospital, schools, municipal departments and private businesses bring people into the district throughout the year, while Alanya city centre remains close by.

Furnished 1+1 and 2+1 apartments near public transport, the hospital or schools are commonly considered for long-term rental. Homes closer to the beach also attract tenants looking for a seasonal stay or a base by the sea.

Short-term holiday rentals in Turkey require an official permit, and Airbnb or Booking rentals are not allowed in every building. Musa Homes checks the position before purchase, looks at the likely running costs and works out the numbers for the individual property.

Who buys property in Oba?

Apartments in Oba appeal to families, year-round residents and buyers who want to remain close to central Alanya. Lower Oba is usually the first place to look for a holiday home within walking distance of the sea. Upper Oba has more new-build property, larger residential complexes and open mountain or city views.

Investors often look at off-plan property in Oba. Developers generally start with lower launch prices and raise their price lists as construction moves forward. An apartment may therefore be priced higher by the time the complex is completed, although the outcome depends on the development, its location and demand. Interest-free instalments can also spread payments across the construction period instead of requiring the full amount at once.

A completed apartment suits buyers who want the keys straight away, plan to move soon or wish to begin renting out the property. Oba has a year-round long-term rental market, while homes closer to the coast also draw interest from seasonal residents.
