Foreign buyers completed 21,534 home purchases in Turkey in 2025. Istanbul recorded 7,989 sales and Antalya Province recorded 7,118. Alanya is part of Antalya Province. A further 11,203 homes were sold to foreign buyers between January and July 2026.

Tourism Ministry figures show that Turkey welcomed 63.9 million visitors in 2025, and tourism revenue reached $65.2 billion. Coastal cities have a large pool of potential guests, but visitor numbers alone do not guarantee rental income. The exact address, season, rental permission, property condition and running costs still decide how well an apartment performs.

Where to buy property in Turkey

The city affects the price, property type, running costs, rental market and future resale audience. The district matters too. In many cases, the exact street tells you more than the district name.

Property in Istanbul

Buyers consider Istanbul for work, long-term rental demand and its large resale market. The choice includes apartments in established neighbourhoods, modern high-rise residences, penthouses and villas near the Bosphorus.

Prices change sharply from one district to the next. Transport is a major factor. For rental property, we check the real walking time to metro stations, universities, office districts and transport hubs. A pin on the map can look close. The route on the ground can tell a different story.

Property in Antalya

Antalya is a full-sized city on the Mediterranean, with year-round neighbourhoods as well as coastal areas popular with holiday-home buyers. The market includes central apartments, family homes, new developments and villas.

Konyaaltı has established residential areas close to the coast. Muratpaşa has denser city neighbourhoods and a broad resale market. Aksu, especially Altıntaş, has seen a large amount of new construction. Döşemealtı has more villas and detached homes with private plots.

Foreign buyers purchased 7,118 homes in Antalya Province in 2025, the second-highest total in Turkey after Istanbul.

Property in Alanya

In Alanya, distance from the sea is one of the first things buyers ask about. Available properties include 1+1 and 2+1 apartments, larger family layouts, penthouses, garden duplexes and villas. Many resale apartments are sold with furniture, appliances and air conditioning already in place.

At an early stage of construction, buyers often have more choice of floor, orientation, layout and view. Projects with payment plans divide the balance into scheduled installments. The payment dates and agreed property price should be written clearly into the contract.

Distance from the beach matters in Alanya, but the number in a listing does not tell you everything. Hills, road crossings and the actual walking route can change a 700-metre walk quite a lot. Families usually ask about schools, supermarkets and year-round services. Investors also need to check rental rules, realistic demand and resale potential.

Apartments in Turkey

Apartments make up the largest part of the residential market. Turkish listings usually describe layouts as 1+1, 2+1 or 3+1. A 1+1 has one bedroom and one living room. Larger 4+1 homes, duplexes and penthouses are also available.

Two apartments with the same floor area can have very different prices. The city, district, building age, floor, orientation, view, distance from the sea or metro, finish quality and on-site facilities all affect the asking price.

Price per square metre or price per square foot is useful as a starting point. It is never the full answer. A lower figure can come with a difficult location, high monthly maintenance fees or a view blocked by another building.

Villas in Turkey

Villas on the Mediterranean coast often come with a private pool, garden and sea view. Istanbul also has villas in gated residential complexes and detached homes in established parts of the city.

A good view is easy to notice. The less glamorous details deserve just as much attention. We check the land and building records, access road, parking, heating and cooling systems, water pressure, pool equipment and ongoing maintenance costs. A completed villa also needs a proper inspection of its current condition.

Some villas qualify for Turkish citizenship by investment. Eligibility depends on the property, valuation, seller and transaction structure, so this needs to be checked before any commitment is made.

New developments

Buying in a new development often gives you a wider choice of apartments. Early buyers may be able to choose the floor, layout, orientation and view. Many developers also provide payment plans that run until the end of construction.

You are buying before the home is complete, so the paperwork matters. We check the land records, building permit, contract, payment schedule, delivery terms and the developer's previous work. Finished projects tell you far more than a glossy brochure.

Resale property in Turkey

The main advantage of a resale home is simple. You can inspect the actual apartment before signing. That includes the entrance, lifts, parking, communal areas, neighbouring buildings and the real view from each window.

Resale does not always mean old. Some owners buy during construction and sell soon after completion. These apartments may never have been lived in. Coastal markets also have plenty of furnished homes with appliances and air conditioning included.

Before the sale, we check the title deed, registered owner and any mortgages, liens or legal restrictions attached to the property. For an older building, the physical condition, occupancy documents and maintenance history also need attention.

Property prices in Turkey

There is no useful national price per square metre for the whole of Turkey. Prices in Istanbul, Antalya and Alanya differ widely, and the gap between two neighbourhoods in the same city can be just as large.

Can foreigners buy property in Turkey?

Yes. Foreign nationals can buy property in Turkey and register it in their own name. This includes apartments, villas, commercial property and certain types of land, subject to nationality, location and land-use restrictions.

Before the buyer transfers the main payment, the property documents and ownership records need to be checked. The review covers mortgages, liens, court restrictions and other registered issues that could affect the sale. The property must also be in an area where foreign ownership is permitted.

The ownership transfer is registered at the state land registry office. A sworn translator attends the signing when the buyer does not speak Turkish. Once the transaction is complete, the new owner receives the title deed, known in Turkey as the TAPU.

Residence permits through property ownership

Property ownership can support an application for a short-term residence permit when the home meets the current immigration rules.

Under the rules in force in 2026, the applicant must own and live in the property. Its purchase value must be at least the Turkish lira equivalent of $200,000 on the date of purchase. Meeting the property requirement allows the owner to apply. The immigration authority makes the final decision on each application.

Turkish citizenship by property investment

A foreign investor can apply for Turkish citizenship after purchasing qualifying property worth at least $400,000. The property must remain unsold for three years, and the restriction is registered on the title deed.

The required amount can come from one property or several qualifying properties. Value alone is not enough. The seller, valuation, payment records and legal status of each property must follow the programme rules.

Buying property as an investment

Before looking at investment properties, decide how the property should earn money. Long-term rent, holiday bookings and resale after construction require different locations and different types of property.

For long-term rental, we look at transport, schools, universities, business areas and year-round demand. Coastal property follows a different pattern. Walking distance to the sea, season length, complex facilities, monthly maintenance fees and rental rules have a direct effect on the numbers.

For holiday lets, start with the complex. Short-term stays must be permitted under its management rules, and the required tourism rental authorisation must be in place. In Turkey, rentals of 100 days or less fall under tourism accommodation rules and require permission from the Ministry of Culture and Tourism. Owning an apartment does not automatically give the owner the right to list it by the night.

Some developers plan projects specifically for short-term rentals and prepare the required legal and management documents during construction. Buyers can purchase an apartment at an early stage and rent it out legally after completion, once the necessary licence is in place. Before signing, get written confirmation that short-term rentals are allowed in the complex, how the licensing process will be handled and which management rules apply.

Buying at the launch stage is also used as a resale strategy. Launch prices are often lower than prices released later, and many developers offer interest-free installments during construction. Terms vary by project. The final return depends on the purchase price, later selling price, delivery of the project and transaction costs.
