Property for Sale in Istanbul for Living and Investment

Istanbul is Turkey’s largest housing market. In 2025, 280,262 residential properties were sold in the city. Foreign buyers purchased 7,989 homes, the highest figure of any province in Turkey.

Istanbul has 39 districts and 962 neighbourhoods, with a population of more than 15.9 million. Its urban rail network now covers 402.6 km, while Metro Istanbul carries more than 3 million passengers a day. For property buyers, distance to the metro has a direct effect on daily travel, rental demand and resale value.

The Musa Homes catalogue includes apartments, new developments, resale properties, penthouses, villas and commercial property in Istanbul. The first decision is the area. Once that is clear, it becomes much easier to compare apartment size, layout, building quality and price.

What Property Can You Buy in Istanbul?

Apartments make up the largest part of the Istanbul property market. Buyers can choose from compact 1 bedroom apartments, family-sized 2 and 3 bedroom homes, larger 4 bedroom apartments, duplexes and penthouses. Modern residential complexes commonly include swimming pools, gyms, indoor parking, security and services for residents.

Central Istanbul has a large resale market with buildings from different periods. The west and north of the European side have a wider choice of newer residential developments. On the Asian side, new residences sit alongside established areas such as Kadıköy, Üsküdar and Maltepe.

Istanbul also has a strong selection of villas and private homes. Premium properties are concentrated in Sarıyer, Beykoz, Büyükçekmece, Çatalca and other low-rise parts of the city.

European or Asian Side of Istanbul?

The European side includes the historic centre, major business districts, Istanbul Airport and a large share of the city’s tourist areas. Levent, Maslak and Şişli are major business hubs with office towers, modern residences and some of Istanbul’s most expensive residential property. Closer to the Bosphorus, prices rise with location, views and the limited supply of new construction. Further west, there is more choice in large residential developments and family apartments.

On the Asian side, the main property areas include Kadıköy, Üsküdar, Ataşehir, Maltepe and Kartal. Kadıköy and Üsküdar have strong connections across the city through the metro, ferries and Marmaray, the urban railway that runs through a tunnel beneath the Bosphorus and links the European and Asian sides.

Ataşehir has developed into one of Istanbul’s business centres around the Istanbul Financial Center, where banks, financial companies and offices are based. That brings steady rental demand from people working nearby.

Maltepe and Kartal sit along the Sea of Marmara, with modern high-rise buildings and apartments overlooking the sea. The two sides of Istanbul are also connected by bridges, ferries and the road tunnel beneath the Bosphorus. In Istanbul, location has a major effect on commute times, rental demand and future resale.

How Much Does Property Cost in Istanbul?

There is no single price per square metre for Istanbul. Prices change significantly by district, distance to the metro, view, floor, building age, parking and the quality of the residential complex.

Beşiktaş, Sarıyer and Ataşehir sit at the higher end of the market. In Başakşehir, Beylikdüzü and parts of Esenyurt, the same budget can buy more space or a newer property.

Current prices for apartments and villas in Istanbul are available in the Musa Homes catalogue on this page.

Areas to Buy Property in Istanbul

Beşiktaş and Şişli

These central European-side districts have city apartments, modern residences, business centres and high-value property. With older housing stock, the condition of the individual building becomes an important part of the purchase.

Sarıyer

Sarıyer covers a large part of the European side and includes neighbourhoods along the Bosphorus, modern residential projects, villas and luxury property. The Maslak business district is also within Sarıyer.

Kağıthane

Kağıthane sits next to Şişli, Beşiktaş and major business areas. A large number of modern residential projects have been built here in recent years.

Başakşehir and Beylikdüzü

Both districts have newer residential complexes, larger family apartments, parking and gated developments. In these districts, travel time to central Istanbul, the airport and business areas matters a lot.

Kadıköy and Üsküdar

Two major districts on the Asian side with metro connections, Marmaray and ferry services. Both have large resale markets alongside new residential developments.

Ataşehir

Ataşehir is a modern residential and business district on the Asian side. The property market includes a large number of apartments in residences and high-rise developments. The district is closely connected with the Istanbul Financial Center.

Kartal and Maltepe

Kartal and Maltepe run along the Sea of Marmara. Buyers will find regular city apartments, newer high-rise developments and properties with sea views. Both districts are served by metro and Marmaray connections.

New Developments in Istanbul

Off-plan purchases in Istanbul are commonly structured with staged payments. The contract sets out the deposit, instalment period, payment dates, purchase price and handover date. At the beginning of sales, buyers have a wider choice of layouts, floors and views. The best-positioned apartments usually sell first.

The purchase price is only part of the cost of owning the property. After handover, owners pay a maintenance fee, known in Turkey as aidat, for the upkeep of shared areas, parking, security, pools, gyms and other facilities. In large residential complexes, the service charge can add a significant amount to the monthly running costs.

Before a purchase, we check the project documents, contract, developer’s track record and completed projects. A Musa Homes manager can show the available apartments, layouts, construction timeline, payment schedule and the actual view from the selected floor. Buyers who are abroad can go through the full presentation online.

Resale Property and Building Age

Istanbul has a huge resale market. It includes apartments in older buildings, renovated properties, modern residences and almost-new homes where the first owner has collected the keys and decided to sell.

The year of construction matters, but it is only one part of the check. Before purchase, the title deed, permits, building status, urban renewal records and physical condition of the building need to be reviewed.

With a completed property, you can see the entrance, parking, surrounding buildings, view, noise level and common areas before you buy. Even within the same neighbourhood, two buildings can differ considerably in condition, documentation and management.

Metro and Transport When Buying Property in Istanbul

Transport has a direct effect on property prices, rental demand and resale in Istanbul. The city’s urban rail network covers 402.6 km. Metro Istanbul operates 18 lines with a total length of 245.75 km and carries more than 3 million passengers a day.

An apartment within a 5 to 10 minute walk of a metro station is easier for daily commuting and appeals to a wider pool of tenants. Fast connections to business districts, universities and the airport also increase the number of tenants and future buyers who can consider the property.

Istanbul Property for Investment

In July 2026, residential property prices in Istanbul were up 27.7% year on year in Turkish lira. New rental rates increased by 32.4% over the same period, so rents were rising faster than property prices.

Istanbul has a large rental market, with demand coming from office workers, students and families depending on the area. A well-priced apartment can produce rental income and still be easy to resell later.

Buy Property in Istanbul with Musa Homes

In Istanbul, a focused shortlist is more useful than dozens of random property links. We compare the area, transport, building, price, maintenance costs and purchase terms before arranging viewings.

For new developments, we check the developer, contract, handover date and payment schedule. For resale property, we review the title deed, building condition, running costs and prices of comparable homes nearby.

If you are buying for rental income, resale, a residence permit or Turkish citizenship, we factor that into the search from the start.

Musa Homes has been active in Turkish real estate since 2009, covering new developments, resale property and transactions with foreign buyers.
