Property in Mahmutlar, Alanya: A Local Guide for Buyers

Mahmutlar is one of the first names that comes up when overseas buyers search for property in Alanya. The district has a long coastline, a large choice of apartments and enough shops, schools, healthcare and local services to function almost like a town of its own. More than 50,000 people live here permanently, with the population rising during summer.

This is not a small resort that closes once the beach season ends. Banks, medical centres, restaurants, offices and everyday shops continue working through winter. Gazipasa Airport is around 30 kilometres away, central Alanya is within easy reach, and new residential projects keep adding modern apartments to an already varied property market.

The amount of housing is one of the first things you notice. Buildings stand close together and large residential complexes fill much of Mahmutlar. Some buyers prefer quieter streets with fewer blocks. Others like the busy avenues, the lights in the windows and the feeling of living in a proper urban neighbourhood by the sea. Before choosing an apartment for sale in Mahmutlar, it helps to see how the district changes between the coast, Barbaros Street, Ataturk Street and the higher streets near the mountains.

Where is Mahmutlar?

Mahmutlar lies east of central Alanya, between Kestel and Kargicak. The Mediterranean runs along its southern edge, while the northern streets gradually climb towards the foothills of the Taurus Mountains. The distance to central Alanya is about 12 kilometres.

The journey into town changed in December 2025, when a 12 kilometre section of the new Eastern Ring Road opened between the Mahmutlar side of Alanya and Hasbahce. With no traffic lights along this stretch, the drive to Hasbahce can take around 8 to 10 minutes. Reaching the harbour, Cleopatra Beach or another part of central Alanya takes longer, depending on local traffic.

The new section includes three tunnels, seven pairs of bridges and three junctions. It also carries some of the through traffic and lorries that previously shared the coastal D400 with buses and local cars.

Gazipasa Airport is in the opposite direction, roughly 30 kilometres from Mahmutlar along the D400. That distance feels very reasonable after a late flight, particularly with children and suitcases in tow. Antalya Airport is much farther away at around 135 kilometres.

Mahmutlar stretches for several kilometres along the coast, so the location of a building within the district matters. An apartment near Kestel may give quicker access to the new ring road. A home towards Kargicak feels farther from central Alanya. Buildings near the mountains, the main avenues and the seafront all come with a different daily routine.

Seafront apartments, Barbaros Street and Ataturk Street

Buildings directly along the D400 facing the sea are commonly described as first-line or seafront property in Mahmutlar.

Apartments for sale in Mahmutlar on the first line sit in one of the district's most expensive property segments. Very little empty land remains by the sea, so genuinely new developments are rare. New seafront projects often involve the redevelopment of older buildings and plots.

The upper floors are the main attraction. A sea view apartment in Mahmutlar may look across the water, the long promenade and the evening lights along the coast. Direct sea views are harder to find than side views, and good front-facing apartments tend to stand out when they come onto the market.

Barbaros Street runs one level inland and is one of Mahmutlar's best known avenues. Orange trees grow along the central reservation, filling parts of the street with blossom scent in spring. Cafes, bakeries, banks, pharmacies, supermarkets and small businesses line the road. Owners of an apartment near Barbaros Street can handle most everyday errands within a short walk.

Ataturk Street runs farther uphill and is almost as busy. Furniture showrooms, electrical shops, supermarkets and coffee shops sit alongside a growing number of modern residential complexes. The road surface was renewed in summer 2026. Apartments around Ataturk Street are farther from the beach, with plenty of shops and services close to home.

An international community

Mahmutlar has one of the largest international communities in Alanya. Turkish families live alongside property owners from Europe, the Middle East and former Soviet countries. Some people stay for the summer, while many have made the district their permanent home.

Local businesses are used to serving customers from different countries. English and other languages are spoken in many property offices, private clinics and service businesses. International residents also share recommendations for schools, doctors, tradespeople and local activities through neighbourhood groups, which can make the first months in Alanya easier to manage.

Beaches in Mahmutlar

The coast runs along the full length of the district. The D400 separates most residential streets from the sea, with underpasses and traffic light crossings providing access to the beach.

Mahmutlar does not have one uniform shoreline. Some sections have sand mixed with fine shingle. Others have stones or natural rock shelves in the water. A buyer who swims every day should look at the entry point nearest the apartment, rather than judge the whole district by one beach.

During summer, beach cafes open along the coast and sunbeds, umbrellas and water sports are available. Public beaches are free to enter, with charges only for any services used. On calm days the water around the rockier sections can be particularly clear.

The promenade is long and well maintained, with a cycle lane, outdoor gym equipment, playgrounds, gazebos and benches. Runners appear early in the morning, while families and dog walkers take over in the evening. Heading west leads towards Kestel, Tosmur and central Alanya. Walking all the way to the Red Tower is for the very determined, but it makes a good cycling route.

Two weekly markets

Mahmutlar holds a local market twice a week, which is unusual for an Alanya neighbourhood. The Tuesday market serves the eastern side of the district. On Saturday, stalls open closer to the centre and the municipal service building.

Seasonal fruit and vegetables fill most of the food rows, alongside herbs, olives, cheese, eggs, spices and dried fruit. Other stalls sell clothing, household textiles and practical items for the home. Spring brings strawberries and bunches of fresh greens. By summer, the tables are piled with peaches, figs, melons and watermelons. Late in the day, sellers may reduce prices on produce they would rather not pack up again.

Between market days, residents use chain supermarkets, neighbourhood greengrocers and butchers. International demand has shaped the shelves, so Turkish products sit alongside imported European, Middle Eastern and Asian brands.

Shopping and everyday services

Akdeniz Park opened in spring 2024 as Mahmutlar's first large shopping and entertainment centre. Its seven floors include fashion, footwear, beauty and technology shops, with places to eat and a large children's play area higher in the building. Bigger shopping trips no longer require an automatic drive into central Alanya or Oba.

The rest of Mahmutlar's commercial life remains spread through the ground floors of residential buildings. Pharmacies, clinics, salons, repair shops and offices continue to open beside new developments, where hundreds of potential customers may move in at once.

Commercial property in Mahmutlar also draws investor interest. Premises with a separate entrance, a wide shopfront and frontage on Barbaros, Ataturk or a busy connecting street have the strongest visibility. Supermarkets, pharmacies, clinics and national retailers look for units in these locations, while smaller businesses often choose streets close to large residential complexes.

Public transport from Mahmutlar to Alanya

Several direct bus routes connect Mahmutlar with central Alanya. Bus number 1 runs along the D400 through Kestel, Tosmur and Oba, continuing towards the harbour, Cleopatra Beach and the main bus station.

Routes 2B and 3 use Barbaros Street and are useful for Alanyum shopping centre, Alanya Education and Research Hospital and central neighbourhoods. Route 40 serves Ataturk Street and continues towards the Friday market area in central Alanya. Route numbers and stops can change, so buyers who rely on a particular journey should check the current municipal transport information.

A car is not essential in central Mahmutlar. Many residents living around Barbaros, Ataturk and the connecting streets walk for everyday errands. Homes closer to the mountains are easier with a car, motorbike or one of the large three wheeled electric scooters often parked outside residential complexes.

Healthcare, schools and municipal services

Mahmutlar has private medical centres, dental clinics, pharmacies and doctors' surgeries. Syedra Polyclinic is well known among overseas residents and works with international patients in several languages.

For a large public hospital or certain specialist appointments, residents travel to Oba. Alanya Education and Research Hospital is one of the city's main public hospitals and can be reached from Mahmutlar by direct bus or along the D400.

The district has state schools, nurseries, language centres, art studios and sports clubs. Private colleges elsewhere in Alanya run school buses through Mahmutlar, with routes confirmed during enrolment.

Some municipal services are handled at the additional municipal building in Mahmutlar, saving a trip to central Alanya for selected paperwork and local enquiries.

What are residential buildings in Mahmutlar like?

Mahmutlar has a dense mix of buildings from different periods. Near the coast and central streets, many properties date from the district's years of rapid growth. Some are straightforward apartment blocks with a small pool or no shared facilities. Their rooms and balconies can be larger than those found in newer developments.

Modern complexes may include outdoor and indoor pools, a gym, sauna, Turkish bath, children's room, cinema, gardens, parking and covered seating areas. The monthly maintenance fee, known locally as aidat, rises with the amount of shared infrastructure. Owners pay it throughout the year, even when using the apartment only for holidays.

High rise residential buildings are a familiar part of the Mahmutlar skyline. Apartments on upper floors may have views of the sea, mountains and town. Future construction on neighbouring plots matters, so an open view should be checked against the planning position of nearby land.

One bedroom and two bedroom apartments make up much of the market. Families also search for larger three bedroom homes, duplexes and penthouses for sale in Mahmutlar. A duplex may occupy the lower floors or the top of a building. When viewing a penthouse in Mahmutlar, check the internal stairs, terrace waterproofing and whether the lift reaches the top residential floor.

Ready apartments and new developments

A ready apartment in Mahmutlar lets the buyer see the real view, neighbouring buildings and condition of the grounds before committing. The resale market includes many furnished homes, some ready to use immediately after the purchase and utility registrations are completed.

Buying from a developer suits buyers who want a newer layout, fresh finishes and staged payments. Terms vary from one project to another. A lower deposit may come with a shorter payment period, while another developer may extend instalments beyond the handover date. Prices can rise as construction progresses, although the starting price, exchange rates, build quality, delivery record and wider market all affect the result.

Property in Mahmutlar for rental income and investment

Mahmutlar is familiar to overseas owners, long stay visitors and winter residents, which supports demand for rental property. Furnished apartments close to the sea work well for longer stays. Complexes with extensive facilities attract holiday use, while larger homes appeal to families. Compact apartments tend to sit within the most common rental budgets.

Short term holiday rentals in Türkiye require a licence and depend on the legal position of both the apartment and the building. Ownership alone does not give an automatic right to rent a home by the night. Buyers planning this type of investment should check whether a licence is possible before paying a reservation deposit.

Some investors buy an off plan apartment in Mahmutlar at an early construction stage. There is usually more choice of floors and layouts, while instalment plans spread the cost. A completed furnished apartment can begin producing rental income sooner, with the real maintenance costs already known.

Residence permits and buying property in Mahmutlar

Mahmutlar reopened for residence permit applications in June 2026. For a property owner residence permit, the residential property value recorded for the application must be at least USD 200,000. The permit can be renewed while the required conditions continue. After five years of uninterrupted legal residence, the owner may apply for Turkish citizenship through the general route, subject to the remaining legal requirements.

Buying qualifying real estate worth at least USD 400,000 opens the direct citizenship by investment route. The property must carry a restriction preventing its sale for three years. A spouse and dependent children under 18 may be included in the application.

Who buys apartments in Mahmutlar?

Buyers come to Mahmutlar with very different plans. Some want a furnished apartment for long summer stays. Others are moving to Alanya, looking for a family home or buying at an early construction stage. The market includes affordable resale apartments, modern developments with instalment plans, larger family layouts and penthouses with wide terraces.

Before buying, ask how often you need central Alanya. A daily commute becomes part of the routine. People working from home or spending several months a year by the sea can handle most of their day within Mahmutlar. Buyers wanting lower buildings and more space between properties may also compare Kestel and Kargicak. Mahmutlar suits those who enjoy a busy, established coastal district with plenty happening beyond the summer season.
